I'm planning on buying a place in gran alacant to initially live in for a couple of months a year and rent out weekly as much of the rest as I can. I've stayed there a few times and like novamar 2 the best. I've tried finding out homeowner fees for the 2 bed 2 story houses from asking an agent with one for sale with no response. Does anyone on here know?

Also I have a few random questions.

I'm a tax advisor owning a firm of accountants in the UK. Do people think there's any demand for this for ex pats?  I don't want to work full time and run a business but may still do some tax work part time for clients.

Does the whole place close in winter?  Do any restaurants stay open and if so which?

Not sure if I will be buying cash or mortgage. Have read various articles on the latter, but if anyone wants to share any good or bad experiences, would be useful.

When converting into pounds everything seems very cheap. Are there any high costs I'm oblivious to?

Lastly any other relevant information people think is important. I'm fairly dull and I don't drink. I'm near addicted to sun bathing. I have a partner two early 20s children who won't be moving and 2 cats.

I have a two bed two bath, end of block apartment on Novamar 3, immediately adjacent to Novamar 2. This is currently on the market at E103K. We spend about a month/six weeks in total in GA and total running costs are around E16/1700. We no longer rent out but when we did, running costs including extra cleaning/laundry etc worked out at about E32/3400. Average occupancy was around 14/15 weeks a year, generating gross income in the region of E8K.

I know from your post that you seem interested in a duplex but you will find the Novamar 3 properties a bit bigger than the phase 2 ones, my apartment being about equal in floor space to a Novamar 2 duplex. Send me a PM if you want to discuss further.

Hi. Thanks for your reply. I think I may have seen your apartment. There are two on kyero around that price. I'm unsure at the moment. I liked the duplex in novamar 2. I'm still in two minds about the whole thing as I initially want it to be self funding and also a bit worried about to what extent the place closes down over winter. I'm a townie and like all my mod cons.

Why are you leaving?  I think I spoke to someone a few months back leaving novamar. Not sure if it was you. Thanks so much for your info.

Hi, why don't you go in the Winter and make your own mind up, one mans quiet is another mans bliss, you can have a really cheap week in Jan/Feb and watch the tumbleweed blow down the streets

There's still sufficient life in the winter although it obviously doesn't have quite the buzz that summer has.

Reason for sale - we've had it for getting on for thirteen years now and feel the time has come to sell up. We've visited pretty much everywhere within striking distance. Statistically the grim reaper is creeping closer and selling now will make life easier for my executors than if they have to deal with it after I have fallen off my perch.

As for self-funding, if renting out it would certainly cover the running costs and provide your flights and beer money for your own visits. The overall numbers will depend on how much/whether you need mortgage funding to buy.

Often wonder why anyone would want a holiday home here or anywhere.

You have to always spend your holidays at the same place.

When we lived in the uk, we holiday'd abroad twice every year, but always wanted  to visit a different country, or area.

In the winter it was always one of the canary islands, but in the summer always somewhere different.

But if you love spending time in that place then there is your answer.  We always go somewhere else as well - usually in April but love coming back to GA.

Best thing we ever bought was a holiday home
We have made some great friends, and I do mean great friends who are all "like minded people", infact just today some friends from GA have spent the day with us here in the UK
Its brilliant being able to go from home to home with all the comforts you are used to

We don't rent our house in GA out or let anyone visit when we are not there, we don't need to bring anything with us when we come, it's all there, it makes holidaying so easy.
We still take plenty of other holidays, infact two Winter holidays planned before we come to GA again, however should the whim take us we book some cheap flights and have a break GA

Once you've made the initial outlay, what would you do with the money anyway, it's cheap, relaxing holidays with no nasty surprises

I would second that ,we use it as a bolt hole.Next weekend 49.00 return from Liverpool,you can't have a decent meal for two in the UK got that.

I worked out recently that our holiday home in GA cost about  £23 a week all in, when you bear in mind i spend that much in our local chinese takeaway every friday, the holiday home is bargain in monetary terms. We only use the house approx 8 weeks a year but take numerous other holidays in between. Were just back from Australia visiting family, taking the kids away over Christmas and then tenerife at February half term, and then back to enjoy GA in march. Its the best of all worlds
They dont like it up em !
