You make a good point re south facing Rich, an agent told us last year it was a "must have" with lots of buyers and that they wouldn't look at anything that wasn't......I know I wouldn't.
When you look at the agents details on a lot of properties in GA they do look like rental properties, original furniture packs, curtains, bedspreads etc, I often wonder what they look like when you see them up and close.
There are also others that look super, good quality furniture, clean and modern and "dressed for sale" for in some cases not a lot more money.
A lot of buyers only have a limited amount of holidays, do they want to spend that time decorating and looking for furniture.......I wouldn't and I know the area and know where to go and who to use.
A Spanish neighbour, four doors away, has had his property up for sale for a record high price on our phase of Novamar, everyone, including me thought he was crazy.
Last year I showed quite a few people round his house and answered their queries, he speaks no English, I discovered on these visits what a gorgeous house it was.
He told me last year he had sold it for completion in January, he contacted me last night with his new address and to tell me about my new Norwegian neighbours
There are similar three bed end of block properties on Novamar for sale at €50,000 less than my friend got for his......some have been on the market just as long
I often think a company offering an honest appraisal and action plan/works for those wanting to sell in GA would make a decent living.
When you watch any of the property buying programmes on TV you realise the importance of having a well presented house when you are selling
