We have noticed that a few people have achieved sales recently. Have prices picked up in last year and does there seem to be more demand with the schools and various improvements to infrastructure in recent years

I am currently watching prices on various sites like a hawk. It seems very random. Even allowing for different areas within GA there seems no correlation between prices with some houses being vastly more expensive than others that are bigger in better areas. Not sure of the Spanish system whether the owner just puts up at a random amount for a punt or if there is any science behind it.

I think that GA has now matured with very good local infrastructure. We are seeing a lot of Spanish buying also which shows confidence in the area. The main problem i see which are keeping prices low are the original buyers who for many different reasons are selling up and returning home, urgency or desperation to sell quickly mean buyers can drive a hard bargain. As for variation on prices some properties which may appear the same can fetch higher prices on condition, what level of interior fittings,plot size, is it end of row, upstairs of downstairs, the view from the roof, the list is endless.

Have to agree with Victor - vastly differing prices on very similar properties.
I have seen Alba townhouses go for less than €85K in certain locations - but unoverlooked (frontline) South facing housesof the same type selling fetching €110 - €115K.

You make a good point re south facing Rich, an agent told us last year it was a "must have" with lots of buyers and that they wouldn't look at anything that wasn't......I know I wouldn't.
When you look at the agents details on a lot of properties in GA they do look like rental properties, original furniture packs, curtains, bedspreads etc, I often wonder what they look like when you see them up and close.
There are also others that look super, good quality furniture, clean and modern and "dressed for sale" for in some cases not a lot more money.
A lot of buyers only have a limited amount of holidays, do they want to spend that time decorating and looking for furniture.......I wouldn't and I know the area and know where to go and who to use.
A Spanish neighbour, four doors away, has had his property up for sale for a record high price on our phase of Novamar, everyone, including me thought he was crazy.
Last year I showed quite a few people round his house and answered their queries, he speaks no English, I discovered on these visits what a gorgeous house it was.
He told me last year he had sold it for completion in January, he contacted me last night with his new address and to tell me about my new Norwegian neighbours
There are similar three bed end of block properties on Novamar for sale at €50,000 less than my friend got for his......some have been on the market just as long
I often think a company offering an honest appraisal and action plan/works for those wanting to sell in GA would make a decent living.
When you watch any of the property buying programmes on TV you realise the importance of having a well presented house when you are selling

The old adadge about first impressions applies with a vengeance. So many places in agents hands that aren't occupied don't stand a chance. Weeds growing on a dust covered front terrace or patio puts people off before a door is opened.
We've watched people arrive to view houses who lose interest before the agent arrives with the key. Surely worth any sellers negotiating with a neighbour to keep the garden clean & tidy for a few Euros a week.

When we were looking for another house in GA, the agent always turned up after us, they then scrabbled about trying to open doors, then once inside a pifch dark tomb attempted to get blinds up. Knowledge of the individual property and the sellers was always minimal with much detail made up.
