Well I popped over to GA. Sold my car to Frank for 9,000 Euros and ebike to a forum member for 900 Euros bringing the other bike I had back to the UK which sold straight away on Ebay for £650. The house sold within days at the full asking price to a cash buyer from Madrid. The sale was handled by Chris Pile of Gran Alacant Properties who made the whole process easy. I have had years of fun with the occasional leg pull (both ways) both on this forum and the plaza that went before it. I have meet many forum members over the years and one who used to have fun with me being Luton town even changed sides and became a Tory. This forum has certainly helped with answers to any issue concerning GA and Spain and I am really grateful that others have tolerated me and my sense of humour.
Thanks

Hi Derek,
Please could you provide a rough estimate of costs for selling eg agents fees, legal, taxes etc?
Thanks
-
Hi
yes for sure.
The agent was 3.5% plus iva (vat). The Solicitor 480 Euros and another 180 Euros to give her power of attorney (saving us flying over to sign it away) Big saving not having to fly out to Spain. Hotel. Flights Taxi Etc No tax as we did not on paper make a profit.
Here in the UK Notary £217 no VAT
Another house on the same road as us over in GA sold within 6 days. Surprising that they are selling so quick.

Derrek, am thinking of using P.O.E, having no need to fly over, but am stuck with house clearance, just wondered if a buyer would buy with all items as seen, including personal effects.?

Have a word with Chris Pile he appears very honest and will help I am sure. Mention my name when talking to him.

Hi Derek,
Thanks for your information, very helpful. Are the agents fees standard across the board as seems high compared to Uk agents?
-
Hi
I think the selling agents fees in GA range between 3% and 5% but I do think they do a bit more than in the UK for their money A bit saved on the legal fees when comparing Spain to the UK.

Thanks Derek, interesting on legal fees as our existing fiscal representative who are a very large firm quoted 1200 euros for legal s plus all the add ons for attorney etc.
We haven’t actually decided to sell yet but looking at costs
-
On your annual tax cost speak with Rosa and you will save a mint.

Just an update. The sale was completed today. That was really quick from start to finish.
One trip to GA to put the house on the market and the rest done from here in the UK. So from putting it on the market on the market 22nd September. Deposit paid by a cash buyer 10th Oct and sale completed today (full asking price) the 5th Nov.

Great to hear Derek.
Fingers crossed you get your 3% retention back quickly.
As others have said it would be good to see you continuing to share your experiences on the forum.
Best wishes

That’s quick!! Where was your property Derek , if you don’t mind me asking?
-
Hi
4.2B which is down the bottom end of GA. Another house on the same urbanisation sold within 6 days recently. I had two buyers wanting mine which is why it sold at the asking price.

Amazing. When I sold mine on Novamar 3 a few years back , it was on the market for a couple of years AND I had to drop the price a bit.
-
Was in an estate agents yesterday and asking how things were going. Said they were desperate for property's as had hardly any for sale. They come on the market and gone next day most with asking price. Seems everyone wants to work from home now , in the sunshine
-
It’s the way forward, get yourself a Peloton and keep fit at the same time.
A friend who has an agency up the coast has been saying the market has turned upwards with price increases across the board for nice properties. The question now is should one offload or hang on for the el Gordo.

Having received the funds into my UK bank on the 11th November I thought I would give details of how I did it and the costs involved.
sale was handled by Chris Pile of Gran Alacant Properties at 3.5% of the sale price. Full asking price achieved of 124,950 Euros for an Aurora . Solicitor that I used in Spain was Susana de la Rosa Pertusa who is situated just pass the BBVA bank. Her cost was Conveyance 350 Euros plus 200 for the Capital Gains submission. Power of Attorney was given to her which saved me travelling to Spain in order to sign the house over at the Notary. Her cost for this was 180 Euros. All plus VAT. Here in the UK £217 with no VAT for the Power of Attorney. Cambridge Global (money transfer agents) collected the bankers draft from the Solicitors in Spain. Cleared the bankers draft and transferred the money to my UK bank. No fees but exchange rate slightly down at .8434.
Retention being 3,748 Euros and 1100 Euros both amounts will be reclaimed by the Solicitor and paid into my UK bank account.
From deciding to sell up and the transfer required very little effort on my part and with the spanish Solicitor doing it all for me without us having to travel over to spain to sign the house away was really easy and cost effective.

Thankyou Derek for the advice,we are thinking of selling as well, thinking of asking Frank if he will by the car.
-
Maria what type of var do you have for sale ?
-
It's not for sale at the moment, haven't decided what to do to keep the house or sell as I love GA,my husband isn't very well and I can't leave him alone. The car is a seat ibiza automatic.
-
Ok thanks for the reply keep safe
-
Maria,I am in similar position, thinking of P.O.A, as I'll health means I can't travel to sign everything, problem is I can't clear my property of personal effects etc, also my Spain solicitor has asked for a photo of my up to date passport, I have photographs mine and emailed it but she said it is not clear enough.
-
Our neighbours have done POA taken a lot of stuff to the charity shop and sorted out the house and stayed in the new hotel for the last 2 nights.
-
Ian you could try scanning your passport rather than taking a photo of it.
We did this with ours and they were clear and acceptable.
-
Regret have no scanner, will ask around if it could be done elsewhere.
-
I have the readdle app on my phone and ipad. It is so handy for taking and storing scans of all sorts of documents.
I am sure it is free to download as well. Here's the link if you want to check it out.

Thanks mansu, tried the link, not sure if I want to do trial I always forget unsribei I only have a desktop P.C .....it says only suitable for iPhone or iPad, will try with my son for scan in his workplace.
-
Yes it is for phone and tablet. If you have a printer that might have a scanner. Otherwise I am sure your son will sort it out for you.
Good luck
